SWMLS Compliance: Top Violations being reported by MLS users

Some of the common violations that are reported to SWMLS are for MLS listings that show inaccurate UPC codes or Areas. We also receive high numbers of reports for listing showing non property specific information in the Public Remarks.


We felt it was important for our Members to understand what is permitted in the Public Remarks and also wanted to stress the importance of reporting accurate data in the MLS.


It is our policy to make sure that any information included in the Public Remarks is property-specific. This would mean things like contact names, phone numbers or web site links would not be permitted. Obviously statements like "vacant" or lockbox codes would not be permitted since the public will be seeing the remarks. Non-property specific information can be included in the Agent Only Remarks.


In order to avoid getting compliance warnings for invalid UPC codes or having the wrong Area it may be important to verify the information that you are entering on the listing. If you are obtaining listing information from a previous listing keep in mind that the information may not always be accurate. For homes in Bernalillo County the website, www.cabq.gov/gis, is a great source to verify property information, including schools, tax data, UPC codes, Lot Sizes and Zoning info.
